The Clarendon County Planning Commission held its regularly scheduled meeting on July 16th, at the Council Chambers of the Clarendon County Administration Building. The meeting, called to order by Chairman Johnson at 6:00 p.m., covered a range of agenda items including the review of new site plans and zoning certifications.
Following the invocation, the commission approved the minutes from the previous meeting. No items were discussed under old business.
The commission then moved to new business, considering multiple site plans and zoning requests. Key highlights include:
Sardinia Travel Center (SP-24-05): Brian Cable from Cable Consulting Engineers presented the site plan for a new convenience store located in Sardinia. The proposal includes 25 parking spaces, a well, and fire suppression plans. After a brief discussion of how well tractor trailers can move through the parking area, the commission approved the plan.
Tommy & Carla Lindler (PZ-24-31): This item was tabled due to the absence of a representative.
Tamiko Young (PZ-24-32): Tamiko Young requested a zoning certification for a manufactured home on a 4.40-acre parcel. The commission approved the request, finding it compatible with the area’s agricultural nature.
Donna Erickson Bell (PZ-24-33): Donna Erickson Bell’s request to place an accessory building on her lot was approved.
Jill Sullivan (PZ-24-34): Jill Sullivan requested to place a shipping container for storage on her property. The request faced opposition, submitted by a neighbor via letter, but was ultimately approved.
Danielle Welch (PZ-24-35): Danielle Welch’s request to place a manufactured home on a 3.344-acre parcel was approved.
Markus Rohner (PZ-24-36): Markus Rohner’s request to place a garage building without a primary structure on a 5.08-acre parcel was approved.
Michael Linville (PZ-24-37): Michael Linville’s request to subdivide a 3.208-acre parcel into two lots for constructing single-family homes was approved with a stipulation for the homes to be no less than 1600 square feet.
David & Julie Rogers (PZ-24-38): This item was tabled as the applicants were not present. The commission was notified prior to the meeting that the applicants may not be in attendance.
James Floyd (PZ-24-39): James Floyd’s request to place a manufactured home on a 1.0-acre parcel at Clubhouse Road was approved.
Jeanette Mims (PZ-34-40): Jeanette Mims’ request to subdivide an 8.37-acre parcel into five lots for affordable housing in Turbeville was approved.
After the new business was presented, the commission moved on to the reports section of the agenda. Chairman Johnson did not provide a report. The Building Department report highlighted 163 inspections completed in June with 68 building permits issued. June’s permit revenue was $21,338, bringing the year-to-date total to $124,195. In comparison, in June of 2023, 44 building permits were issued and the permit revenue was $14,125.
The Director’s report announced the hiring of a new code enforcement officer, Natalie Millie, and ongoing interviews for the Building Inspector position.
The county is actively interviewing candidates for the Building Inspector position. The role involves inspecting construction for compliance with various codes, issuing permits, and maintaining inspection records. Applicants should have a high school diploma, experience in building code inspection or construction, and a valid SC driver’s license. State certification as a Building Inspector is preferred.
An executive session was not needed. The meeting adjourned without further business.
